Clubs vs Timeshares vs Fractional Condominiums

Fractional Condos are different that Timesahres but both Timeshares and Fractional ownerships are often described as clubs.  For example, the Phillips Club in NYC is a fractional condominium while the Marriott Vacation Club are timesahres.
